Conversation

A free first call. We learn about your vision, land, budget, and timeline. No pressure. Just a real conversation between people who take this seriously.

Planning

Land diagnostic, pro forma analysis, schematic design, early contractor pricing, and a full budget with add-alternates. You see the full picture before committing to construction.

Build

Construction documents, procurement, and execution under one accountable contract. Monthly reports with progress photos. Open-book accounting throughout.

Handover

We walk the finished building with you, document what was built, and make sure everything performs as planned. Final contractor payment follows a completed handover review.

We can refer you to Atitlán Properties for land acquisition, but we never require it, and our design-build engagements are priced and run on their own terms.
